From calculations to construction
The structural calculations and drawings specify more than the beam size. Bearings, connections, any columns and the existing foundations also form part of the solution.
Temporary support
The sequence of demolition and support is determined in advance. Temporary supports remain until the structure has been completed and assessed according to the design. Load paths must not be improvised during construction.
What determines the cost?
In addition to steel and installation, allow for investigation, calculations, permits, propping, lifting, demolition, disposal and finishing. A heavy beam on a difficult-to-access upper floor is a different project from an accessible ground-floor opening.
Finishing and protection
Visible finishes must suit the structural detail and any fire-resistance requirements. Have fixings and encasement assessed as part of the complete solution.
What work around the beam is included?
A steel-supply quotation does not automatically include forming the opening. Ask about temporary support, bearings, possible columns, rubble removal, repairs and finishing. Discuss whether the beam remains exposed or is concealed. Protection and cladding must suit the structural design and the requirements for the building element.
Drawings, construction and handover records
Record which calculations and drawings form part of the work and who assesses queries during construction. Site conditions can differ from older drawings. Agree how discrepancies are reported before work continues. Keep the final documents and any construction changes with the property's records.
From preparation to handover

Check which permissions the alteration requires.
Preparation
Agree the temporary support plan, materials and work area.
Temporary support
Support the structure in accordance with the project-specific plan.
Making the opening
Form the opening in a controlled way.
Steel installation
Install the supporting structure and bearings to the design.
Inspection
Have the work checked before temporary support may be removed.

Frequently asked questions
Is the price on this page a quote?
No. An estimate or worked example is for initial planning. The property, materials and agreed scope determine your quote.
What should I include in a quote request?
Describe the work and include the town, postcode, photographs, dimensions and any available drawings. Add your preferred start period. Larger projects need a site visit to establish the scope and price.
Do I need a permit?
This depends on the work, the address and local rules. Check your plan through the Dutch Omgevingsloket and have structural alterations assessed in advance. Work that does not need a permit must still comply with applicable building rules.
