Removing a load-bearing wall: steps, costs and permits

Removing a load-bearing wall changes how forces travel through a building. The solution must account for the opening, supports, connections and the construction below and above it.

Start with a structural assessment

Provide available drawings and explain the intended layout. The engineer may need inspection or further investigation before specifying a beam, columns, bearings or foundation changes.

Check permissions and ownership

Use the official permit check for the address and work. Discuss shared walls, owners' association requirements and neighbour interfaces where relevant; engineering approval alone does not resolve every consent issue.

Coordinate temporary and permanent support

The contractor and engineer should align the construction sequence and support requirements. Temporary support is a designed part of the operation, not an incidental detail to decide during demolition.

Include the finishing work

A structural quotation should distinguish steelwork from service alterations, fire protection and wall, ceiling or floor repairs. Arrange inspection of critical details before finishes conceal them.
