A new roof: costs, materials and preparation

Does your roof need replacement? First distinguish between a new roof covering and replacing the full roof build-up or supporting structure.

Prices shown as “from” are indicative starting amounts for the stated scope. Your quotation specifies materials, labour, VAT and additional work.

At a glanceFlat roof covering: indicatively from € 50 per m². This is not the price of a completely new supporting structure. Decking, repairs and insulation are assessed separately after an inspection.

Replacing the covering or the structure

The waterproof outer layer and supporting structure perform different functions. When a roof leaks, an inspection establishes whether only the finish or also the underlying material is affected. This avoids covering an unresolved problem with a new layer.

Choose materials to suit the roof

Bitumen, EPDM, PVC and roof tiles have different applications and junction details. Compare the complete roof, including edges, drains, penetrations and maintenance.

Insulation during roof renovation

Roof work is an opportunity to consider insulation and moisture behaviour. The build-up must work as a complete system; combining individual layers without a design can cause problems.

Scheduling and safety

We coordinate safe access, weather forecasts and temporary waterproofing. The duration depends on the area, repair work and chosen roof system.

From preparation to handover

  1. Inspection

Assess damage, roof details and signs of moisture.

  2. Repair or replace

Establish whether repair or replacement is appropriate.

  3. Quote

Specify the layers, insulation, edges and drainage.

  4. Preparation

Arrange safe access and plan for weather conditions.

  5. Removal

Remove the agreed existing layers in a controlled way.

  6. Substrate

Assess the roof deck and supporting structure.

  7. Insulation

Install insulation and vapour control layers to the design.

  8. Roof covering

Install the new waterproof layer and details.

  9. Connections

Complete drainage, roof edges and penetrations.

Frequently asked questions

Does a new roof also mean a new supporting structure?

Not always. Replacing the roof covering is a different job from replacing decking or the supporting structure. Have the roof inspected to establish which layers can remain and what work is actually required.

When is repair still an option?

This depends on the cause, extent of damage and condition of the whole roof. A local defect may need a different approach from widespread deterioration. Ask for the inspection findings and compare repair and replacement on the same basis.

Can insulation be included when a roof is replaced?

Discuss insulation before selecting the new roof build-up. The existing structure, moisture control, junction heights and finishes are connected to this choice. Have them assessed as one compatible design.

Is the price on this page a quote?

No. An estimate or worked example is for initial planning. The property, materials and agreed scope determine your quote.
