Costs and included work
For roofing costs: prices per m² and project budgets, compare the scope first: roof area, covering system, substrate and junction details. A price is useful only when supply and finishing work are clearly defined.

What affects your total?
Removal of old layers, decking repairs, insulation, edge details, drainage and scaffolding are assessed separately. A covering price is not a price for replacing the entire structural roof.
What to send with your request
Send roof area, material, known age, photos and information about roof access. Include your postcode, preferred schedule and the elements that must remain, so the scope can be assessed.
Covering and supporting structure
A new waterproof layer is different from a complete roof rebuild. Inspection establishes which existing components can be retained and which need repair. Have any structural changes assessed separately.
What should the quote specify?
List the roof area, chosen system, removal, preparation, insulation, junctions and disposal. Include access, lifting and temporary protection. Roof edges, outlets and penetrations should be identifiable parts of the work.
Use starting prices carefully
The current new-roof cost guide gives a sourced starting indication for flat-roof covering. It is not a fixed price for every roof type or a structural replacement. Use the guide alongside a project-specific specification.
Control changes during the work
Agree how concealed defects are documented and priced before additional work is carried out. Keep the accepted scope, product information and completion record together for future maintenance.
