Why is a small bathroom not proportionately cheaper?

Surveying, disconnection, waste removal and connecting sanitary fittings are still needed in a small room. Tiled areas also include both walls and floors. Budgeting from floor area alone may therefore miss part of the work.

Which items belong in the quote?

Itemise demolition, disposal, pipework, electrics, ventilation, floor repairs, waterproofing, tiling, sanitary fittings and sealant work. Specify brands, models, tile size and how changes or additional work will be agreed.

Keep or change the layout

Moving a toilet, shower or basin may require new pipe routes. First check whether drainage and floor construction are suitable. In apartments, shared building components and owners' association arrangements also matter.

Materials, access and scheduling

Large-format tiles, niches and bespoke fittings need different preparation from standard products. Discuss stair and floor protection, waste routes and deliveries. Plan how you will use bathroom facilities during the work.

No. An estimate or worked example is for initial planning. The property, materials and agreed scope determine your quote.

What should I include in a quote request?

Describe the work and include the town, postcode, photographs, dimensions and any available drawings. Add your preferred start period. Larger projects need a site visit to establish the scope and price.

Do I need a permit?

This depends on the work, the address and local rules. Check your plan through the Dutch Omgevingsloket and have structural alterations assessed in advance. Work that does not need a permit must still comply with applicable building rules.
