A roof-extension structure must carry the new loads and transfer them safely through the existing building. The roof alone is only part of that assessment.

Review the supporting building

An engineer may need to examine walls, floors, connections and foundations. Drawings should be checked against actual conditions, especially where previous alterations have occurred.

Compare construction options

Timber, steel and other systems have different implications for weight, spans and assembly. Prefabrication does not remove the need for a design suited to the existing property.

Coordinate the sequence

Temporary conditions during opening and construction must be considered alongside the permanent structure. Agree relevant inspections before connections are concealed by insulation or finishes.

Can I get a fixed price?

Once the necessary preparation is complete, the agreed scope can be priced. The quote sets out the work, provisional allowances and exclusions. Changes and unforeseen work are discussed separately.

Do I need a permit?

This depends on the work, the address and local rules. Check your plan through the Dutch Omgevingsloket and have structural alterations assessed in advance. Work that does not need a permit must still comply with applicable building rules.
