An engineer should review the relevant walls, floors and foundations. Existing drawings and a site assessment establish whether strengthening or further investigation is needed.
Design the new space
Coordinate stairs, headroom, daylight, ventilation and services. Resolve junctions with neighbouring roofs and the retained building as part of the design.
Plan permission and logistics
Check the address-specific rules and any shared-property matters. Discuss lifting, deliveries and weather protection, and compare quotations for the same agreed level of internal finishing.
Frequently asked questions
Can I get a fixed price?
Once the necessary preparation is complete, the agreed scope can be priced. The quote sets out the work, provisional allowances and exclusions. Changes and unforeseen work are discussed separately.
Do I need a permit?
This depends on the work, the address and local rules. Check your plan through the Dutch Omgevingsloket and have structural alterations assessed in advance. Work that does not need a permit must still comply with applicable building rules.
