Budgeting for a roof extension requires a clear distinction between shell-only and fully finished work. The existing home and crane position are important starting points.

Shell-only or ready to use

A shell-only price may exclude plastering, painting, flooring, heating and complete electrical work. Record the handover condition of each room and which items the client will arrange.

The existing home

A new storey adds weight. The structural engineer investigates whether the existing load paths and foundations can carry it. Include reinforcement in the budget as soon as it is found necessary.

Lifting and temporary protection

Prefabricated elements need a suitable crane position and transport route. A narrow street may require traffic measures or lifting over the house. The home must be protected from the weather while the roof is open.

When is the price reliable?

A quote becomes more specific after the survey, design and sufficient structural detail. A figure given before this preparation remains an initial indication based on assumptions.

From preparation to handover

    Decide which new rooms and usable floor area you need.

  2. Site survey

    Assess the existing roof, load paths and access.

  3. Design

    Develop the height, façades, daylight provision and stairs.

  4. Structural design

    Have the additional loads and their transfer through the building calculated.

    Have the design and local rules assessed.

  6. Quote

    Itemise the shell structure, installations, finishing and lifting work.

  7. Construction planning

    Plan the lifting position, suitable weather conditions and temporary protection.

  8. Opening the roof

    Open the roof in a controlled way and protect the home.

  9. Installing the structure

    Build the walls and roof in accordance with the structural design.

  10. Weatherproofing

    Complete the windows, doors, roof covering and connection details.

  11. Interior work

    Install the stairs, services, insulation and interior finishes.

  12. Handover

    Inspect the connections and finishes together.

What should I include in a quote request?

Describe the work and include the town, postcode, photographs, dimensions and any available drawings. Add your preferred start period. Larger projects need a site visit to establish the scope and price.

Do I need a permit?

This depends on the work, the address and local rules. Check your plan through the Dutch Omgevingsloket and have structural alterations assessed in advance. Work that does not need a permit must still comply with applicable building rules.
