Roof shape, materials, drainage and connections to the adjoining property require clear details. Check applicable planning rules and ownership responsibilities before finalising the proposal.
Define the complete scope
Include stairs, insulation, installations and finishes alongside the new structure. Agree access, temporary weather protection and inspection points before setting the construction programme.

Can I get a fixed price?
Once the necessary preparation is complete, the agreed scope can be priced. The quote sets out the work, provisional allowances and exclusions. Changes and unforeseen work are discussed separately.
Do I need a permit?
This depends on the work, the address and local rules. Check your plan through the Dutch Omgevingsloket and have structural alterations assessed in advance. Work that does not need a permit must still comply with applicable building rules.
