Run the official check
Use the Omgevingsloket with the actual address and proposed work. Technical building rules and planning rules are separate considerations and may require different information.
Prepare a coordinated design
Drawings and structural calculations should refer to the same proposal. Clarify who obtains supporting information and responds to questions from the relevant authority.
Do not confuse checks with approval
An initial feasibility discussion or quotation does not authorise construction. Confirm required decisions, conditions and any shared-ownership consent before execution is scheduled.
Frequently asked questions
Can I get a fixed price?
Once the necessary preparation is complete, the agreed scope can be priced. The quote sets out the work, provisional allowances and exclusions. Changes and unforeseen work are discussed separately.
Do I need a permit?
This depends on the work, the address and local rules. Check your plan through the Dutch Omgevingsloket and have structural alterations assessed in advance. Work that does not need a permit must still comply with applicable building rules.
