What affects your total?
The calculation covers only the structural elements named in the brief; surveys, drawings, permit fees and construction are separate items. The existing building and proposed layout matter more than floor area alone. Separate structure, services, finishes and provisional sums so quotations can be compared.
What to send with your request
Send a floor plan, photos of each room, proposed changes and the intended finish level. Include your postcode, preferred schedule and the elements that must remain, so the scope can be assessed.
Provide the intended layout
Include decking, occupants, planters, screens, access and guarding in the brief. Loads and their positions matter; a roof that carries maintenance access is not automatically suitable as a terrace.
Assess support and details
The engineer may need drawings and site investigation to check spans, connections and supporting construction. Waterproofing, drainage and penetrations also need coordinated design.
Check permission before execution
Use the official permit check and address-specific rules, including privacy and shared-ownership considerations. Agree the structural design, contractor scope and inspection points before ordering or installing the terrace.
