What kind of room do you want?

A hobby room needs a different layout from a bedroom or bathroom. Discuss clear height, circulation, ventilation and daylight. Have suitability for use as a habitable room assessed.

Insulation and moisture

The new finish must suit the existing roof build-up. Have ventilation, insulation and vapour-control layers assessed together before enclosing the inside of the roof.

Floor and access

A new bathroom or heavy partition adds loads. A new stair opening also alters the existing floor. Have these changes structurally designed.

Build a budget by component

Ask for separate items for any dormer, staircase, structure, insulation, electrics, heating, walls, ceiling, flooring and painting. Specify which finishes are included and excluded.

Is the price on this page a quote?

No. An estimate or worked example is for initial planning. The property, materials and agreed scope determine your quote.

What should I include in a quote request?

Describe the work and include the town, postcode, photographs, dimensions and any available drawings. Add your preferred start period. Larger projects need a site visit to establish the scope and price.

Do I need a permit?

This depends on the work, the address and local rules. Check your plan through the Dutch Omgevingsloket and have structural alterations assessed in advance. Work that does not need a permit must still comply with applicable building rules.
