What affects your total?

The existing building and proposed layout matter more than floor area alone. Separate structure, services, finishes and provisional sums so quotations can be compared.

What to send with your request

Send a floor plan, photos of each room, proposed changes and the intended finish level. Include your postcode, preferred schedule and the elements that must remain, so the scope can be assessed.

Describe the whole project

Include demolition, construction, installations, finishing and waste handling. State whether drawings, engineering, authority fees and specialist surveys are included or separately arranged.

Understand provisional items

Unknown construction and undecided products may be covered by allowances. Ask how these are calculated and how the final amount will be agreed before additional work begins.

Compare the total scope

Check VAT, access, protection, temporary facilities and handover requirements. Two quotations can differ because they cover different work, even when their project titles look identical.
