Two aspects to check
Building-quality rules and local planning rules can involve different assessments. Use the Omgevingsloket for the address and proposed work, and seek advice where the outcome or required documents are unclear.
Prepare a clear design
Dimensions, position on the plot, appearance and the connection to the existing home help define the proposal. Structural drawings and calculations may also be needed for the project. A standard product brochure is not the complete design for every site.
Coordinate responsibilities
Agree who prepares documents, checks requirements and submits any application. Include sufficient time for the relevant procedures and distinguish that time from the construction programme.
Budget separately
Design, investigations, structural work and municipal charges are different cost items. Ask for them to be identified in the quote. Permission-free work must still meet the applicable building requirements.
