What affects your total?
Glazed area, solar shading and the choice between an unheated garden room and an insulated living space determine the design. Ground conditions, span, glazing, connections to the house and access determine the work. Kitchens, sanitary fittings, building services and interior finishes are included only when specified.
What to send with your request
Send dimensions, photos of the facade and garden, the proposed layout and available drawings. Include your postcode, preferred schedule and the elements that must remain, so the scope can be assessed.
More glass means more decisions
Discuss orientation, shading, ventilation, privacy and the position of opening elements. The glass specification must suit the location and use. A photograph of another extension does not establish the correct glazing for yours.
Structural and weatherproof details
Large glazed openings affect supporting members, foundations and connections. Have the structure and junctions designed for the actual dimensions. Roof drainage and the transition to the existing facade need explicit detailing.
Coordinate finishing and services
Plan heating, electrical points and floor finishes around the glazed design. Thresholds and internal levels should be agreed before manufacturing frames or ordering glass.
Compare complete quotations
Include structure, glazing, frames, lifting, installation, foundations and reinstatement. Confirm which design and permission work is included. A glazing-only price is not the price of a complete habitable extension.
