Look beyond the visible stain
Water can travel through a construction before becoming visible indoors. Inspection may therefore include roof edges, penetrations, gutters and the condition of underlying layers rather than only the area directly above the stain.
Temporary and permanent work
Ask whether proposed work is an emergency protective measure or a complete repair. Agree the follow-up assessment and any reinstatement of damaged materials. Interior decoration comes after the source and moisture condition have been addressed.
What affects the cost?
Access, investigation, the damaged detail and concealed deterioration affect the quote. The size of the stain alone is not a reliable basis for pricing. Provide the address, roof type and photographs when discussing the next step.
