Roof inspection: condition and repair priorities

A roof inspection records the visible condition of the roof and identifies repair priorities. Agree the inspection scope and access before the visit.

What can be assessed?

The inspection may cover the roof covering, edges, junctions, gutters and visible moisture damage. Which elements can be assessed depends on access and the construction. Ask the inspector to distinguish observations from assumptions about concealed parts.

A useful inspection record

Request photographs, locations of defects and a description of recommended work. Distinguish urgent repairs from maintenance and possible future renewal. Any areas that could not be inspected should be recorded.

Inspection before renovation

A planned insulation upgrade, solar installation or new roof covering can change the questions that need answering. Explain the intended work so the inspection considers the relevant base, junctions and supporting structure.

Discuss costs and follow-up

Confirm whether the visit, report and any opening-up work are included. A visual inspection is not automatically a structural calculation or a guarantee that every concealed defect has been found. Agree who will assess any issues requiring specialist investigation.
