Costs and included work
For flat roofs: coverings, costs and advice, compare the scope first: roof area, covering system, substrate and junction details. A price is useful only when supply and finishing work are clearly defined.

What affects your total?
Removal of old layers, decking repairs, insulation, edge details, drainage and scaffolding are assessed separately. A covering price is not a price for replacing the entire structural roof.
What to send with your request
Send roof area, material, known age, photos and information about roof access. Include your postcode, preferred schedule and the elements that must remain, so the scope can be assessed.
Compare suitable coverings
Bitumen, EPDM and PVC are common options discussed for flat roofs. Compare the complete installed systems for your construction, including the base, insulation, outlets and edges. The cheapest material alone may not produce the lowest project cost.
Inspect the supporting layers
The condition of decking and insulation can change the scope once old layers are opened. Agree how concealed damage is assessed and how extra work is approved. Record whether existing layers will be retained or removed.
Water routes and use
Consider drainage, roof penetrations and equipment already present. A roof used as a terrace or carrying additional equipment needs an assessment suited to that use. Do not assume an ordinary roof covering provides a finished walking surface.
Budget and scheduling
Include safe access, temporary waterproofing, waste handling and weather planning. Ask for the finished junctions and maintenance needs to be explained at handover.
