For renovating a home, compare the scope first: preparation, demolition, services, materials and finish level. A price is useful only when supply and finishing work are clearly defined.

What affects your total?
A full renovation is budgeted by room and building element. A cubic-metre rate cannot be applied to floor area without a valid basis. The existing building and proposed layout matter more than floor area alone. Separate structure, services, finishes and provisional sums so quotations can be compared.
What to send with your request
Send a floor plan, photos of each room, proposed changes and the intended finish level. Include your postcode, preferred schedule and the elements that must remain, so the scope can be assessed.
Prioritise the work
Separate necessary repairs from layout changes and optional finishes. Structure, roof condition, moisture and installations may affect the order and scope of the renovation.
Develop one coordinated plan
Align drawings, structural advice, permission checks and trade requirements. Decide key items early enough to avoid moving services or reopening completed walls.
Manage the programme
Agree phases, access, temporary facilities and decision deadlines. Record changes and inspect concealed work before finishing. Handover should include a list of outstanding items and relevant product and installation information.
